As Certified Probate Real Estate Agents, we were contacted by the Family Administrator, whose estranged cousin had passed away unexpectedly, without a next of kin or will. We were introduced to the Probate Attorney and contacted a Title Company to confirm ownership and ensure property salability. Once we had the needed information, we drafted a Probate Listing Agreement for the Administrator to sign which allowed us to proceed with listing the property for sale.


Once the agreement was signed, we created a project management plan which included preparing the home for sale, bids for work needed, a comprehensive marketing plan and pricing strategy. The project plan was presented to the Administrator for review and an opportunity to have questions answered. Due to our years of experience and vetted service providers, we were able to assist the family with efficient and on-budget clearing of the home, scheduling the inspections, and determining repairs were needed or included as disclosure items. The cost of the inspections, repairs and clearing of the home were covered by the Compass Concierge program. This program offers sellers an interest-free loan for pre-market costs and is paid back at the close of escrow, so that the monies do not need to come out of the estate or have beneficiaries front the money.


A detailed robust marketing plan was implemented with print advertising in the local community paper, postcard mailings, email blasts, social media campaign, Multiple Listing Service, syndicated real estate websites and agent network communications. A pricing strategy was developed to create the most interest and lead to multiple offers. As part of the selling process we prepared a disclosure packet with state required documentation and reports for interested parties.  


We distributed approximately 60 disclosure packets. After launching the marketing plan and the property on the Multiple Listing Service, within six days we received 7 offers for the Administrator to review! With our professional guidance, we advised the client on the strongest offer based on price and terms and an offer was selected. Escrow was opened, a Notice of Performed Action was mailed to the beneficiaries and we assisted the Administrator and the Estate Attorney with the necessary documents to complete the sale and close escrow.   


The Administrator and Beneficiaries were appreciative of our service and thrilled with the results.
